Property enquiries arrive in the evening and at weekends. Most agencies answer them on Monday.
Where we stand
Two numbers decide an agency's year: how fast a property gets listed, and how fast an enquiry gets answered. Both are handoff problems and neither is usually where the agency thinks it is — in one engagement everyone was certain the photographer was the bottleneck, and the timing data showed it moved every fortnight. Generative tools genuinely help here, which is also why the governance matters more than anywhere else on this list: a listing is a representation about a real property, so every generated asset is labelled and nothing publishes without a named human approving it.
Three problems we see repeatedly
Not an exhaustive list of what can go wrong — the three we see over and over, with what they cost and the shape of the fix.
Getting a property live needs a photographer, a copywriter, a portal upload and a sign-off — four people, four queues.
What it costs: Around six days from instruction to listed, in a market where the first week is worth more than the following three.
The fix: A guided capture flow on the negotiator's phone, generated copy traceable to the property record, and sign-off kept as a hard gate.
Enquiries arrive across phone, portal, email and WhatsApp, mostly outside office hours, into four separate piles.
What it costs: A weekend enquiry answered Monday afternoon has usually booked a viewing somewhere else by then.
The fix: Thread the channels into one queue, triage by urgency, answer from the property record with citations, and escalate anything about money to a person.
Maintenance reports and general questions sit in the same undifferentiated inbox.
What it costs: An urgent leak waits as long as a question about parking, and the cost of that is a repair bill rather than a reply time.
The fix: Classify on arrival with an urgency score the agency can audit, and route rather than queue.

We work in real estate but we will not claim depth here yet. An empty vertical advertising itself as a speciality is worse than an absent one, so this hub stays out of the main navigation until the proof exists.
